Survey & valuation issues.

Our service on building survey can be carried out in two ways:

- First type of survey is a report consisting on the comprehensive inspection of a property. It’s more suitable for buyers thinking to purchase any kind of properties: Old properties; buildings constructed in an unusual way; properties you may plan to renovate or [_ALTER_] after you have purchased it… Though this building survey examines all accessible parts of the property, you may ask to have specific area included, so it may cover any particular concern you have about the building. It's a product tailored to your needs, agreed between you and us. It may include:
• Major and minor defects and what they could mean.
• The possible costs of repairs.
• Damage to timbers, including woodworm & rot.
• Results on damp testing on walls.
• The condition of damp proofing, insulation and drainage.
• Technical information on the construction of the property and the materials used.
• The location.
• Recommendations for any further special inspections.
Property valuations are a complete different matter, which can also be separately provided on request.
- The second type of survey is more suitable for home owners who plan to sell, and thus, wish to restore, or to do minor alterations. Because it doesn’t detail every aspect of the property, and only focuses on urgent matters needing attention, this type of survey includes:

• The general condition of the property.
• Any faults in accessible parts of the building that may affect the value.
• Any urgent problem that need of a specialist before signing a contract.
• Damage to timbers, including woodworm & rot.
• Results on damp testing on walls.
• The condition of damp proofing, insulation and drainage.
• The estimated cost of any of the above.

With this survey, a valuation on the property on the open market is included.
