Water mill needs rehabilitation in Sierra de Gredos.

Water mill in need of rehabilitation.

This 288 m2 construction, set over a 497m2 plot of rural land, used to be the main village mill and is some 300 metres away from the village, thus with possibility for having main services: water & electricity, but no sewers, which would have to be independent.
This property would provide a good opportunity for someone willing to rehabilitate the old mill to its original shape while making out of it a dreamed retreat. In all, though the building is structurally sound, it will require new roof, interior distribution & general insulation. Windows could be opened on 3 of the 4 walls of the building. In general, this building would be perfect for those looking to COMBINE traditional and rural architecture with the environmentally friendly facilities of modern life.

The village where the mill is located is surrounded by fields, set very close to the domains of the regional Park of Gredos, and yet only 45 minutes away from the near town of Ávila and 2 hour drive from Madrid. The village belongs to Gredos Northern region and it is 1,518 m. high. It´s located at 50 km. of Avila, and 170 km from Madrid, in the foothills of the Gredos Massif Central. Because of its geographical location and road network, is perfectly communicated with other cities of central importance: Talavera de la Reina, Segovia, Valladolid, Toledo, Salamanca... Both climate and landscape is typically high mountain, which is characterized by a wide plain at the foot of the river, where the village takes its name from, as well as numerous pastures of great amplitude and beauty, meadows and mountains.
The village has a deeply rooted farming heritage activity as the basis of its economy. Fundamentally, primary sector is the basic economy of the town, with livestock being predominant. This also means that currently, the typical popular architecture of this traditional village is: narrow streets with masonry stone buildings. Given these traditional constructions, including barns for cattle and haystack, performed with small windows and masonry walls, there also are numerous places of interest such as: the river bridges, Church, Chapel, its mills, with its ancient sources of stone, without forgeting many rural foootpath that will lead you to unsuspecting corners and, allow you to carry out relaxing excursions.
